17. OPERATING COSTS
17.1Operating Costs means all amounts paid or payable by the Landlord in connection with the ownership, maintenance, repair and operation of the Building, determined without duplication and in accordance with sound accounting practice.
17.2Tenant shall pay its Proportionate Share of Operating Costs, such share being 8.4% of the Building, payable in monthly instalments in advance on the first day of each month.
17.3Within one hundred and twenty (120) days after the end of each Fiscal Year the Landlord shall deliver to the Tenant a statement setting out the Operating Costs for such Fiscal Year and the Proportionate Share payable by the Tenant.

Questions we get from asset teams

For exact numbers Leva runs structured queries against your data rather than generating a best guess, which is what keeps answers like "total annualised rent by city" or "how many leases expire in 2026" from drifting. Extracted values carry a citation to the clause and page they came from, so anything that matters can be checked rather than taken on faith.

They are handled. Scans, faxes and photographed pages all go through OCR before abstraction. Where a page is genuinely illegible, Leva flags the field as unverified instead of guessing, so you will always know which values need a human eye.
